Air conditioning maintenance is very important in getting the most out of your air conditioning equipment. Proper maintenance extends the life of the equipment, reduces operating costs and the frequency of breakdowns. The following information is a brief overview of some of the tasks that should be completed during regular air conditioning maintenance plans.

You can help compensate for this deficiency by making sure doors and windows stay closed as much as possible. This helps to prevent hot humid air from entering your home.

1) At to top of the list of maintenance tasks are filters. The filter in your air conditioner is very important and should be changed every three to six months, depending on your environment.

The air conditioner filter not only helps remove dust from your home but also keeps the air conditioner evaporator coil from becoming dirty and restricting airflow.

Changing your air conditioner filter too often is not a problem but not changing it often enough can cost you in many ways.

  • Poor equipment performance - A dirty filter will decrease the efficiency of the air conditioning equipment and increase operating costs by 20 percent or more. As the filter becomes dirtier, operating efficiency decreases.
  • Ice build up - This happens from low airflow through the air conditioner evaporator coil. If the ice build up becomes severe enough the evaporator coil could become damaged enough that it cannot be repaired.
  • Compressor wear - This is because it has to run for longer periods of time to do its job. More run time equals shorter life span. Compressor changes are very expensive.
  • 2) Check the evaporator coil located inside the air handler once a year to make sure there is no dust build up on the coil surface. This condition causes the same symptoms as a dirty filter.

    3) At the beginning of each cooling season check the air conditioner condenser. Location of the condenser is important. If installed too close to shrubs it can become plugged with debris. Look around the unit to make sure there is no debris on the surface of the condenser that will restrict airflow. Check between the fins of the condenser to see that it is not plugged with dead bugs or pollen.

    These air conditioning maintenance tasks can be performed by you and do not require hiring a contractor. Often these tasks will help to eliminate potential problems before they become an issue.
